What exactly is house hacking? At its core it’s a relatively simple concept: buy a multi-family home, rent out one side and live in the other for cheap living or buy a single family and rent out rooms to offset your mortgage costs. This allows you to accelerate your own savings to be able to purchase another property to move into and repeat the process. You then rent out the first home now that you’ve moved out and your tenants pay for the home every single month. This strategy can be repeated over and over to quickly gain rental properties faster then saving for a non-owner occupied (investment only) purchase. We’ve had several clients do this with great success!

Even though the last 4 to 5 years have been chaotic ones in the real estate market, there has still been blips where the activity decreased for a period of time. Right now rolling into the spring market is NOT one of those times. It’s been busy, busy, busy. Inventory in Buffalo (Erie county) is up slightly but nothing significant by any means. The majority of homes are getting multiple offers and selling for significantly over asking price. If you’re debating on selling, I can say with certainty that right now is an excellent time! #educate #advocate #negotiate #dominate
