Episode 2 of “THIS HOUSE IS TRYING TO KIILL ME” is all about HVAC jail. One month after I bought my first house, the two huge air conditioning units were stolen right out of the backyard.
I bought my first #investmentproperty in 2019. It needed renovation before I could move in, so I hired contractors to do the work while I continued to live in an apartment.
One day I visited the property to find the HVAC units missing. Apparently you can get good money for copper wire? I filed a police report and an insurance claim. The first thing they asked for was security camera footage. I didn’t have any!!! 😫 Lesson #3: Install security cameras on DAY 1.
This was a $9000 mistake! My homeowner’s insurance took care of it, but I immediately put my HVAC units in bars which cost me $750.
I invest in C-class neighborhoods, where there is a lot of potential for property value increase. But it comes with risks… like theft and squatters. I learned that you have to put exposed appliances under lock and key. Luckily, my second house came with the three HVAC units already in jail.

This one is for the girls with #anxiety who clench their jaw at night! I’ve been taking Lexapro ever since the pandemic and one of the side effects is jaw clenching. Sometimes I was waking up with headaches and a sore jaw!!
My dentist, psychiatrist, facialist and @drmichellehenry all recommended masseter Botox to help. My jaw muscles were very overdeveloped due to all the #jawclenching and nuerotoxin helps freeze them. I got 16 units of Xeomin in each side and then 8 units in each temple (because clenching happens up there, too).
Already I’m not waking up with a sore jaw. I also feel like my face is looking more heart-shaped. When those jaw muscles grow from a nightly clenching workout, it can make your face look square and a bit more masculine. It’s called masseter hypertrophy. One note of caution: be careful of jowls because losing total masseter muscle support can cause the lower face to droop.

I’m going to start sharing more landlord stories in feed! If you’ve been following for a while, you know I’ve been going through it with my second #investmentproperty.
I almost didn’t buy my second multifamily house because of a $6500 water issue we found at the inspection. The seller handled that repair, but even still I ended up paying $1200 after move in because the drain to the sewer needed a full flush out.

People are always asking me about my #undereyefiller. It’s been a game-changer! I look a lot less tired without those dark circles 🐼. Here are things you should know before you go:
1️⃣ Make sure you have two appointments booked. Hyaluronic acid filler swells initially then settles. @drmichellehenry did a first pass then added a bit more two weeks later.
2️⃣ You might have to get filler in other areas of your face to maintain symmetry. Once my hollow under eyes were filled up, my cheek needed a bit of filler to maintain my natural facial structure.
3️⃣ Don’t refill too often! I haven’t gotten more #teartroughfiller since that first experience three years ago. Filler lasts longer than you think, so go slow and steady to avoid pillow face.
Ms. Tina is reminding ya’ll to trim your hair!! 💇🏾♀️ Listen, I know we all want hang time and we grew up thinking scissors were the DEVIL. But regular trims can actually help you maintain more length.
To be clear: You can’t make your hair grow faster unless you are using a treatment like minoxidil. But SPLIT ENDS are the enemy of your length goals. When left alone, split ends will travel up the hair shaft and cause breakage. Split ends can also lead to single strand knots in natural hair and so many tangles. 😫 All this means you will have to trim more at your next appointment.
The lesson: Get your trims on the regular, like @mstinaknowles told you!! She recommends every 6-8 weeks. As a natural girlie who doesn’t use a lot of heat styling, I can go every 3 months. And another unpopular opinion: I prefer to get my trim on blown out hair. It’s the best way for your stylist to see all those split ends clearly. I’ll never get another curly cut in my life!
